High-end kitchen mid-construction with appliances still wrapped in protective film

Builder & Designer · By Application

One spec. Every unit. On schedule.

An approval-based program for select builders and developers. Reviewed individually. Extended selectively.

Extended by application — not to all inquiring parties

One specification per suite type

Deliveries staged to the build calendar

Pricing fixed in writing, first quote to final unit

Appliances are the last trade on site — and the first thing a buyer opens.

A builder program exists so appliances never hold a possession date hostage. The package is specified once, secured early and released in step with construction — while pricing stays fixed in writing from the first quote to the final unit.

Trail Appliance runs programs for single spec homes, phased townhome projects and multi-tower developments alike. The size changes; the discipline doesn't.

Because that discipline depends on both sides, program access is granted by application. Each project is reviewed individually, and approval is not extended to all inquiring parties.

Scope of the program

What an approved program carries.

Locked specification

A package confirmed per suite type — model numbers, finishes, panel-ready and ventilation requirements checked against the drawings and frozen before ordering.

Program pricing in writing

Volume pricing quoted across the full order with lead times per model. The number on the first quote is the number on the final unit — documented, not implied.

Early allocation

Constrained models are ordered at program signing and held against your project, so a supply gap in month ten never becomes your problem in month eleven.

Phased release

Appliances are released in tranches matched to your construction schedule. When possession dates move, releases move with them — at no re-handling cost.

Site-ready delivery

Deliveries coordinated with your site super — timed to elevator bookings, protected pathways and floor readiness, unit by unit.

Occupancy handover

Warranty registration, homeowner documents and service contacts prepared per unit, so possession day is clean and your deficiency list stays short.

How a program runs

From application to possession day.

  1. PHASE 01

    Application & review

Programs are extended to established builders and developers with active projects — not to all inquiring parties. Share the project scope, unit count and timeline; our program desk reviews each application individually and confirms eligibility before any pricing is issued.

  2. PHASE 02

    Specification

Once approved, we work from your unit mix and finish schedule to lock in a package per suite type — with panel-ready, gas and ventilation requirements confirmed against the drawings.

  3. PHASE 03

    Program pricing

Volume pricing across the full order, quoted in writing with lead times per model. Constrained appliances are ordered early and held against your project.

  4. PHASE 04

    Scheduled release

Deliveries are staged to your build calendar. When the schedule moves — and it always moves — the releases move with it. Nothing sits on site collecting dust or damage.

  5. PHASE 05

    Occupancy support

Warranty registration, homeowner handover documents and service contacts, prepared per unit so possession day is clean.

Qualification

A partnership, not a price list.

Program terms exist to protect possession dates — which only works when both sides can hold a schedule. For that reason, builder programs are limited to qualified firms and every application is subject to approval. Submitting an inquiry does not constitute program access.

What we look for

  • An established building or development firm with an active or imminent project
  • A defined unit mix — spec homes, townhome phases or multi-tower developments
  • A construction schedule the program can be staged against
  • A single point of contact authorized to sign off on specification and releases

Reviews are typically completed within two business days. Where a project isn't a fit for a full program, our retail and quote channels remain open to everyone.
